Clear terms, before you commit.

Tree House Playa Hermosa is let as an entire private villa. A reservation covers the whole property, all six master suites, eight bathrooms, the grounds, courts and rooftop for the dates agreed.

A reservation request holds your dates temporarily. It does not guarantee them. Your stay is confirmed only once our reservations team has verified receipt of the initial deposit, and you have received written confirmation quoting your reference.

The base nightly rate is $6,666 USD. Seasonal, holiday and minimum-stay rules may apply to specific dates; the rate for each night is shown in your quote before you submit a request.

Applicable taxes and fees are calculated separately and shown in the total before submission. The currency of the reservation is US dollars.

Direct reservations are settled by wire transfer in three payments: 30% initial deposit to guarantee the dates, 20% due seven days before arrival, and the remaining 50% balance due on arrival.

The schedule is generated automatically with your reservation and shows the amount and due date of each payment. Percentages are applied to the total of your reservation.

Reservations are guaranteed only after the initial deposit has been received and verified. A wire transfer is never treated as received until it has been confirmed by our team — please allow for bank processing time and send your confirmation of transfer.

Dates are held for a limited period while the initial deposit is awaited. If the deposit is not received within that period, the hold expires and the dates are released back to the calendar.

If you need more time, contact the concierge before the hold expires and we will confirm what is possible.

All changes and cancellations must be requested in writing. Cancellation terms, including any amounts which become non-refundable and the point at which they do, are confirmed in writing with your reservation before payment.

If a booking is cancelled, the calendar is updated and any verified payments are reconciled against the agreed terms.

The villa is offered for the number of guests confirmed on the reservation. Additional overnight guests must be agreed in advance, and the maximum occupancy for the property is confirmed with your reservation.

Events, filming and commercial photography require prior written agreement.

The property is a private residential villa in a quiet neighbourhood. Noise should be kept within the house and its grounds, particularly after 10pm.

Smoking and pets are subject to confirmation before booking. Children are welcome; the pool is not separately fenced, so young children must be supervised on the terraces at all times.

Guests are responsible for the property during their stay. Any damage beyond normal wear is charged at replacement or repair cost. Where a security deposit applies, the amount and its return are confirmed in writing with your reservation.

The calendar on this site reflects confirmed reservations and dates blocked for owner use, maintenance or private events. The villa is also listed on other platforms and those calendars are synchronised.

Synchronisation with external platforms may be delayed by the platform itself. Availability is therefore always reconfirmed by our team before a reservation is guaranteed, and we reserve the right to correct availability errors before confirmation.

We are not liable for interruptions outside our reasonable control, including weather, utility interruption, or government restriction. Where such an event prevents a stay, we will work with you on a mutually agreed solution.

These terms are governed by the laws of Costa Rica. The final form of these terms is confirmed with your reservation.
